What the service covers

Hazmat Surveys with a complete scope.

applicable WorkSafeBC requirements covers more than asbestos and took effect in its current hazardous-material identification form on February 1, 2015. The survey scope follows the building, work area and materials that the renovation or demolition will disturb.

Asbestos

Bulk sampling of suspect pre-1990 materials, including compounds, flooring, insulation and cement products.

Lead

Paint, coatings and dust assessed where the building age and planned work create an exposure concern.

Mold

Surface and air sampling where water damage, visible growth or renovation exposure requires confirmation.

Mercury

Thermostats, switches, lamps and older components identified within the planned work area.

PCBs

Fluorescent ballasts, electrical equipment and other legacy components considered under the survey scope.

Silica

Concrete, masonry, tile and drywall flagged so contractors can plan the correct dust controls before cutting.

Building conditions in Coquitlam

Know the building. Know the hazards. Test before disturbance.

Across the Tri-Cities' 1950s to 1980s homes the usual finds are vermiculite attic insulation, drywall joint compound, textured popcorn ceilings, vinyl floor tile and pipe or duct wrap. Maillardville's oldest pre-war houses add plaster wall systems and asbestos cement products to the mix.

  • Vermiculite attic insulation
  • Pipe and duct wrap

1980s to 1990s

Coquitlam permit and WorkSafeBC compliance

Meet permit and WorkSafeBC requirements. Plan it correctly.

The City of Coquitlam issues demolition permits through its Building Permits Division and states that it is the responsibility of the building owner and employer to ensure all asbestos-containing materials are inventoried and risk assessments completed before demolition. A 2017 BC Government factsheet names Coquitlam and Port Coquitlam among only five BC municipalities that require the asbestos survey to accompany the demolition permit and be made available to WorkSafeBC officers, which makes the Tri-Cities one of the most explicitly survey-gated markets in the region. In Port Coquitlam the submitted documents must comply with the Hazardous Waste Regulation and Environmental Management Act, asbestos must be identified and documented, the applicant must register a WorkSafeBC Notice of Project, and a WorkSafeBC Clearance Letter plus a pre-demolition inspection are required before full demolition proceeds. Port Moody handles building removal through a Deconstruction permit and a required waste management plan, with asbestos governed by the provincial WorkSafeBC regime rather than a named municipal survey. Across all 3 cities, Applicable WorkSafeBC requirements have required trained-professional hazardous-material identification before covered demolition or renovation work since February 1, 2015 under B.C. Reg. 199/2014.

  • Identify before work starts

Suspect hazardous materials are assessed before they are cut, drilled, removed or disturbed.

  • Use a trained professional

The inspection and sampling must be completed by someone qualified for the project decision.

  • Connect results to locations

The report makes each finding usable for permit, contractor and owner decisions.

  • Keep records

Sampling, laboratory and report records form the evidence behind the next phase of work.

Serving Coquitlam

Local hazmat survey. Professional local service.

We serve Coquitlam neighbourhoods including Maillardville, Austin Heights, Burquitlam, Coquitlam Town Centre (City Centre), Westwood Plateau, Eagle Ridge, Ranch Park, Downtown Port Coquitlam. The Tri-Cities are dominated by 1950s to 1980s construction, with roughly 46 percent of Coquitlam's homes built before about 1990 and the 1980s the single biggest decade. Maillardville, founded in 1909 as a French-Canadian mill town, is one of the oldest neighbourhoods in the region, and older homes in areas like Austin Heights are increasingly torn down and rebuilt. That era profile means vermiculite, asbestos drywall compound and lead paint are common finds.

FAQ

Hazmat Surveys clear answers.

Direct answers about hazmat survey, reporting, timing and compliance in Coquitlam.

Coquitlam directs owners and employers to ensure asbestos-containing materials are inventoried and risk-assessed before demolition, while applicable WorkSafeBC requirements requires trained-professional hazardous-material identification before covered work. Confirm the current document list with the Building Permits Division because the cited survey-sharing evidence is from 2017 and should not be treated as a current universal submission rule.
